Seven Home Renovation Ideas that Add Value to Your Property

Seven Home Renovation Ideas that Add Value to Your Property The Oliver\\\'s MadhouseIf you’re looking to add value to your property this year, then you need to be looking at what home renovation will do for you. Maximizing your property value isn’t something that happens overnight and there are so many possibilities and potential opportunities for you. You have to be strategic about your home renovations so that you can add value to the place and sell it on eventually.

Renovations need to not only enhance how it functions, but the aesthetics of your home. The fact you can significantly increase the market appeal is just a bonus. Knowing that you can up the resale value of the property is going to make a big difference in the decisions that you make when it comes to renovation. For example, there are many different types of loft conversion, and until you take a look into them all, you won’t really know which one would be for you.

The whole idea of home renovation is to add comfort and value to your property. So let’s take a look at 7 home renovation options that can add that value that you’re looking for.

  1. Expand on your home. One of the most impactful ways that you can add value to your property is by adding an extension. Whether you convert the loft or you expand the living space and create something multifunctional is irrelevant. The point is, the more room you add, the more value you add. Whether you go up or down into a basement, you’re going to be adding value by adding space. The more money you can charge when it comes to selling.
  2. Add some extra parking. Parking and storage spaces are two assets for homeowners that become more valuable. By adding extra parking spaces, whether that’s adding a garage or expanding an existing driveway, you’re going to be adding more value to the property. It may take time to see that value and return, but you need to think about how you can extend the home as it is.
  3. Look to the kitchen. Given that the kitchen is considered to be the heart of the home, upgrading this space can really yield significant returns on quite a minimal investment. You don’t have to do too much to change out your kitchen if you don’t want to, but either way, you’re going to end up adding quite a bit of money to the value of your home as a result. You could modernize the appliances, you could change out the cabinetry, or you could even include a Butler’s pantry. Either way, you’re going to be adding something that improves functionality and elevates the aesthetic appeal.

  4. Look to the bathroom. Potential buyers will always look at the bathroom as well when it comes to buying a property. If you’ve upgraded the space to be value-added with finishes such as a spa-like amenity or a stylish tile, you’re going to be adding more value to your home. A renovated bathroom adds more luxury and comfort than you can imagine, so don’t forget to take a look at how you can expand on it.
  5. Upgrade the flooring. High quality flooring can really make a difference to the space if you’re looking to add value to your home. It’s a feature that buyers often overlook when coming to assess the property, whether it’s a hardwood, a laminate or a tile. Upgrading flooring throughout the home, not just in the kitchen and bathroom, can improve aesthetics and add to durability of the space. Adding value and appeal to prospective buyers should be your goal.
  6. Add more light. You may be thinking about installing more in the way of all lights and concerts, but this is not what we’re talking about. Making sure that you have as much natural light flooding in as possible is important. You can add skylights to your loft conversion, you can add larger doors to the back of your home, and you can even include lights in the form of extra windows in each room. You want your space bright, airy and inviting so that you can encourage buyers to purchase.
  7. Take a look at energy efficient upgrades. These are highly desirable among homeowners, especially living in the world we do now where the cost of living has gone through the roof. You need to look at whether solar panels could be a good investment for sustainability and improve on the appliances that you’ve got that are built in. Integrated appliances that are of the energy efficient models are going to end up costing less over time.
